The Development Review Committee (DRC) is comprised of a representative of each reviewing department; Building Inspections, Planning, Engineering, Public Works, B.P.U. Water and Electric, Fire Prevention, and the Health Department. The committee reviews new commercial development, additions, occupancy changes, commercial pools, and exterior renovations. All other permits are reviewed with Building Inspections.   In an effort to improve communication between contractor and Development Review Committee (DRC) inspectors, the UG is working to improve the inspection process associated with commercial DRC projects.  There are obstacles for us to work though before a final product is rolled out, but we are able to offer a soft opening of this process as we continue to work towards our 2014 goals.

Staff will utilize tablets in the field to expedite their results comments and have the ability to email comments directly to a point of contact in the field. A commercial DRC project will have 4 departments conducting inspections:*   

 Building Inspections        

  •          Rough-in inspections      
  •          Building and life safety      
  •          Compliance with adopted building codes and adopted ordinances      
  •          Final inspection      

 Department of Urban Planning and Land Use     

  •          Site Inspection   
  •          Equipment and debris removed from site   
  •          Landscaping in place   
  •          Building elevations  
  •          ADA compliance   
  •          Signage   
  •          Compliance with adopted ordinances; zoning, floodplain, historical, signage   
  •          Temporary Certificate of Occupancy inspection    
  •          Final Certificate of Occupancy inspection    

 Public Works Department    

  •          Fees paid    
  •          Erosion control compliance    
  •          Equipment and debris removed from site   
  •          Easements/plats filed   
  •          Compliance with adopted ordinances   
  •          Temporary Certificate of Occupancy inspection    
  •          Final Certificate of Occupancy inspection    

 Fire Prevention Division    

  •          Rough-inspections completed     
  •          Fire sprinkler and fire alarm inspections**    
  •          Compliance with adopted building codes and adopted ordinances   
  •          Temporary Certificate of Occupancy inspection     
  •          Final Certificate of Occupancy inspection    

 How to Schedule DRC Final Inspection:    

Contact the Building Inspections office at (913) 573-8620 to schedule your inspection(s). Your permit number is required when you call in with the specific details of the requested inspection. Building Inspections requires a 24 hour notice for all inspections; rough-in and final. A DRC final for a temporary certificate of occupancy or final certificate of occupancy with Planning, Public Works, and Fire Prevention requires a 48 hour notice.  The 48 hour notice would schedule your TCO or CO inspection for the next Tuesday, Thursday, or Friday. DRC inspections by Planning, Public Works, and Fire Prevention are conducted between 8am - 12pm on Tuesday, Thursday, and Friday. A re-inspection requires a 24 hour notice for all DRC departments. A re-inspection fee of $100 per department will be assessed for incomplete re-inspections. The fee(s) shall be paid prior scheduling a third site inspection. **Fire Prevention Inspections are scheduled directly with Fire Prevention at (913) 573-5550.
