Ordinance Sections 8-177(a) and (b) limit fences from the front of a

been erected, for a violation of two (2) feet in height.

SYNOPSIS:
This appeal has been filed to allow the retention of an accessory
building erected without permits. Ordinance Section 27-1273(2) states
that for any dwelling unit there may be permitted a detached accessory
building, not to exceed one thousand (1,000) square feet in area. No
residence exists at the present time, and retention of an accessory
building one thousand four hundred and twenty-four (1,424) square feet
in area is proposed, for a violation of four hundred and twenty-four
(424) square feet in area.

SYNOPSIS:
This appeal has been filed to facilitate the construction of five (5)
townhouse units. The following variances are being requested:
1. Ordinance Section 27-1165(c)(2)a. requires a front yard setback of
not less than twenty-five (25) feet. A setback of approximately
eleven (11) feet is proposed, for a violation of fourteen (14) feet.
2. Ordinance Section 27-1165(c)(2)b. requires an interior side yard
setback of not less than ten (10) feet. A setback of approximately
five (5) feet is proposed, for a violation of five (5) feet.
3. Ordinance Section 27-1165(c)(2)c. requires a corner side yard
setback of not less than twenty-five (25) feet. No (0) setback is
proposed, for a violation of twenty-five (25) feet.
4. Ordinance Section 27-1165(c)(2)e. requires a twenty-five (25) foot
parking setback from any street line. A setback of approximately
eleven (11) feet is proposed, for a violation of fourteen (14) feet.
5. Ordinance Section 27-1165(c)(3) requires that at least forty (40)
percent of the site area is maintained as non-vehicular open space, or
approximately six thousand six hundred fifty-five (6,655) square feet
in this instance. An open space area of approximately five thousand
fifty (5,050) square feet is proposed, for a violation of
approximately one thousand six hundred and five (1,605) square feet.
