Ever wondered about what could be done about Wyandotte County houses that have ben neglected and abandoned homes? With your participation in the Land Bank Rehab Program you can be a part of  rejuvenate our neighborhoods. 

The Land Bank Rehab Program provides nonprofit and private contractors access to a pipeline of distressed properties in the Wyandotte County area. We facilitate the transfer of property at a reduced price to selected contractors. This program allows the purchase of vacant, blighted homes.

I am a Contractor

Contractors with a strong track record of success in rehabilitating single/multifamily or commercial properties are invited to apply. Consequently, the WCLB has established a pre-qualification procedure for contractors and will maintain this list. Opportunities for rehabs will only be awarded to pre‐qualified contractors.

Step 1.Know What it Takes to Pre-Qualify

  • Completion of Application
  • Certificate of Insurance
  • Occupation Tax Receipt
  • Not listed on the Delinquent Real Estate Department’s “No-Bidders List”

Step 2.Have the Right Insurance

GENERAL LIABILITY COVERAGE with the following MINIMUM limits of liability:

  • $1 million each occurrence.
  • $2 million general aggregate.
  • $2 million products/completed operations aggregate.
  • $1 million personal and advertising injury.
  • WORKERS COMPENSATION with statutory limits.

Step 4.What to Expect After You Apply

Offers are approved by the UG County Administration. Once approved, you will receive:

  • Email communications from Land Bank staff.
  • Once properties become available, you will receive an email with the date and time of the open house.
  • Opportunity to make an offer only if you attend the open house.

Step 5.Know What Happens if You Cannot Finish the Rehab

If the rehabber cannot complete the rehab or stops the progress of the rehab, the Land Bank will give notice to continue or stop a project. Failure to comply will result in the WCLB canceling the agreement and deeding the property back to the Land Bank.

Not a Contractor

Wyandotte County Land Bank (WCLB) is seeking rehabbers for the WCLB Renovation Program. Applicants willing to complete the rehabilitation of single-family properties are invited to apply.

Step 1.Know the Rules

It is important that you know what is in the agreement to be part of the Rehab Program.

  • Rehabbers must submit a clear time frame to complete rehab.
  • The rehabber will need to obtain City permits and provide copies to the Land Bank.
  • The WCLB will perform monthly inspections, reviewing rehab progress.
  • The rehabber will be required to a Hold Harmless Waiver.
  • Any applicant currently on the Delinquent Real Estate Department’s “No-Bidders List” will be ineligible to join the program.

Step 2.Show Enough Funds to Complete the Plan

The WCLB will estimate a rehab expense in each offer application. This expense is valued at the livable square footage X $35.00.

This will be an estimate and should not be interpreted as the total amount invested.

The rehabber must provide a letter from a lending institution stating they are qualified for the estimated amount or more. The rehabber can submit a bank statement showing those funds or any other official documentation showing the ability to fund the project.
