Once all documents are received the plan review process ensures that your project plans comply with all applicable building codes and city ordinances. This process can save an applicant time and money by identifying potential code violations before materials and labor are spent.

When all documents are approved Building Inspections and Permit Technicians issue all necessary permits. Staff then perform all required Inspections, collect and review all required Third Party Inspections. For DRC Projects additional inspections are required to be performed by the attending members of the Developmental Review Committee.


Residential Building Permit

All residential applications must include Scaled Drawings of the Project. Sealed Plot Plans of The Property are required for New Residential, Room additions, Swimming pools, and Accessory structures. If the permit application is for interior alteration or repair only or does not enlarge or alter the footprint of the structure the plot plan is not required.

Commercial Building Permit

Commercial Repair Applications, Commercial Remodeling Applications, and Commercial Tenant Finish Applications. Only if the project is for interior alteration or repair only, does not enlarge or alter the footprint of the structure, and does not change the occupancy of the structure.

To obtain a New Commercial Construction Permit, Commercial Addition Permit or a Permit for Change of Occupancy of a Building, contact the DRC Coordinator and obtain Submittal Requirements for the proposed construction project.

Demolition Permit

Private demolition permits are obtained with Building Inspections. The following criteria must be meet prior to the issuance of a permit:

Demolition Fee Schedule

Base fee of $100 for up to 3,000 square feet of demo.
$3 for each addition 1,000 square feet over 3,001.

Demolition Inspection Requirements
  • Open Basement/Foundation Inspection: Called for when the structure is removed and only the foundation or basement remains.

  • Final Inspection: Called for when the foundation/basement has been filled in and graded. (Note: only brick, stone, rock or similar material may be buried, NO organic material like wood, sheetrock, shingles, etc may be buried.)
    Contact Building Inspections at least (24) hours in advance to schedule your inspections.

Development Review Committee Applications

Development Review Committee (DRC) projects within a floodplain, a historic district, or a planned district will require additional review from the Planning Department. Reference the EDR submittal guidelines for plan and document submittal guidelines. Applicants are responsible for obtaining any required local, State, and/or Federal permits as they apply to your scope of work. Applicants are responsible for contacting the local Health Department for any required submittals.

Schedule a DRC pre-application meeting by emailing EDR@wycokck.org your scope of work. DRC meetings are held every Tuesday and Thursday morning and require a (24) hour notice for pre-application meetings.

General contractors and subcontractors are required to obtain a city occupational tax license (business license) if working within Wyandotte County.

Trade masters are required to carry a master’s license with Building Inspections. Call (913) 573-8620 for more information.

    • Land Disturbance Permit Application: Allows contractors to establish erosion control measures and site grubbing only. Erosion control plans must be approved by engineering prior to the issuance of this permit.

Fee Schedule

Fees shall be made payable to the Unified Treasury. Trade permits can be obtained via fax or phone for an additional fee of $5 per permit.

Commercial projects that require review by the Development Review Committee (DRC) refer to the DRC Fee Schedule below. Trade permits are not affected by the DRC fee schedule.

Calculation Example for Building Permit fee:

Project Valuation = $0-30,000

      {[(Valuation / 100) * 0.75] + 30 = Permit fee

Project Valuation = $30,001-$1,000,000

     {[(Valuation - 30,000) / 100] * 0.50} + 255 = Permit fee

Project Valuation = Over $1,000,001

     {[(Valuation - 1,000,000) / 100] * 0.40} + 5105 = Permit fee
