2024 Annual Notice for All Real Estate to be Mailed This Friday

The 2024 Annual Notice of Appraisal and Classification for all real estate parcels in Wyandotte County will be mailed on Friday, March 1, 2024, and have an appeal deadline of Saturday March 30, 2024.

The Appraiser’s Office is required to value property at a fair market value as of January 1 of each year.  Valuing at a fair market value means that value should reflect what’s happening in the real estate market.

Real Estate in Wyandotte County has continued to experience price appreciation.  This due to supply constraints, and continued strong demand among other factors, most property owners should expect to see an increase in their valuation.

Don’t Agree with the Valuation? File an Appeal

Once a property owner receives their valuation, if the appraised value is more than they feel they could reasonably get if the property was sold, they should consider an appeal. 

Property owners who wish to file an appeal, can do so using the online submission available at https://www.wycokck.org/AYPVO, paper forms can hand delivered, or mailed to the Appraiser’s Office at 8200 State Avenue, Kansas City, KS 66112.   In addition, appeal filings will be accepted via email at wycoappraiser@wycokck.org.

“With valuation notices being mailed on March 1st, I would like to encourage anyone who has questions or concerns about your notice to attend one of the eight scheduled informational meetings,” said County Appraiser Matt Willard.  “Staff from the Appraisers Office where will be discussing market trends, how appraisals are conducted, as well as how to appeal your valuation.”

What Happens After Property Owners Submit an Appeal?

Upon receipt of a timely appeal, the Appraiser’s Office will schedule an informal appeal meeting. This meeting can be either by in person, by phone, or virtually. It is important to submit documentation to support the appeal. Documentation can include such items as a recent fee appraisal, pictures of the condition that cannot be seen from the exterior of the property, comparable properties that have sold that the property owner feels more closely represent the value of the property, etc.

Kicking off this Saturday, the Appraiser’s Office will be hosting community information sessions across the county, to provide property owners with information on the appraisal process and details regarding the appeal process. Property owners with any questions or concerns are encouraged to attend.

In addition to the seven information sessions, the Appraiser’s Office in partnership with other Unified Government departments will be hosting a homeowner’s resource fair in the Municipal Building lobby on Monday, March 25th from 5PM to 8PM. Guests will have the opportunity to learn more about the appraisal and appeal process, find programs and services such as home repair and lead abatement, and discover other rebate and savings programs available to Wyandotte County homeowners.
