UG to Host KCK Redevelopment Open House for Indian Springs Mall Site

Kansas City, KS – Next Wednesday, February 7, 2024, 4:30PM to 6:30PM, the Unified Government of Wyandotte County and Kansas City, Kansas (UG) will host an open house for the Indian Springs redevelopment site located in Midtown KCK.  The open house will be held in the community room at 849 N. 47th Street, KCK, 66102, located between the Area Agency on Aging and KCKPD East Patrol Station.

Later this month, the UG is releasing a request for proposals from private developers to reimagine the 49.1-acre site of the former Indian Springs Mall. The UG-owned land at 47th and State Avenue is part of a larger KCK Redevelopment Initiative launched in 2023 to spur catalytic projects in three parts of the city: the Historic Northeast, Downtown KCK, and Midtown KCK. This site is unique because it is already host to a regional transit center, the Area Agency on Aging, and the KCKPD East Patrol Station – amenities and resources that could be incorporated into the proposals for future redevelopment.

Next Wednesday’s open house is an opportunity for the community to provide input on the potential future of the site, ask questions of UG staff and the consultant team, and learn more about the overall initiative. The open house is being hosted on the site to be redeveloped and attendees can expect to see and hear about potential strategies for redeveloping this site as mixed-use, residential, and commercial as a truly transit-oriented community. In April 2023, the UG issued a request for qualifications from interested developers, architects, contractors, and consulting teams to create a list of pre-qualified parties for the KCK Redevelopment Initiative for sites identified at 18th and Quindaro (Historic Northeast), the so-called Triangle Site at 4th and Minnesota (Downtown KCK) and the former Indian Springs Mall site at 47th and State Avenue (Midtown KCK).

Three lead developers were qualified for the Indian Springs site: Block & Co – Christie Development, Oak Impact Group, and Copaken Brooks in late Fall 2023. In addition to a countywide market study, the request for proposals will include the feedback collected throughout this process. The UG anticipates releasing the request for proposals later this month with responses due later this spring. The UG also has an open request for proposals on the Triangle Site in Downtown KCK which is due February 20, 2024.

Transportation and Parking Options

Ample parking is available at the East Patrol location. Individuals arriving by public transportation will be able to directly be delivered next to the location by connecting to the 47th Street Transit Center. Midtown Microtransit services are also available at this location.

Connections to 101 State Avenue, 102 Central Avenue, 106 Quindaro Avenue, 107 7th Street, 113 Leavenworth Road, and 116 West Parallel.

Midtown Microtransit Zone

Service Area: Parallel Parkway to Metropolitan Ave. (North to South points), South 42nd to South 78th Street (East to West points). The service area connects passengers to the 47th Transit Center and the Merriam Town Center Transit Hub.
