Sales prices for single family residential properties continued to increase nationally in 2021. This is a nationwide phenomenon caused by a number of factors including but not limited to: low interest rates; increased demand due to the COVID pandemic; and large investors purchasing single family homes to convert into rental units.
Upon comparing the housing market activity between 2020 and 2021, we have seen a 15.9% increase in the average sale price in Wyandotte County and the median sale price has increased 16.1% with an 11.5% increase in total closed sales. The market was definitely hot this past year with the number of days on the market dropping by 47.2%, from 36 days on the market in 2020 to just 19 days on the market in 2021. The difference between original list price versus sale price has also gone up 2.5% in 2021 to 101.1%.
In Wyandotte County, the largest drivers of these increases have been an influx of out of state individual and institutional buyers competing for an already limited supply of homes. In addition, buyers from surrounding communities have begun to view Wyandotte County more favorably and have begun purchasing homes at a greater rate than in years past. There has been a good deal of infill housing and major remodeling throughout the county which has also played a role in increased sales prices. These factors have led to double digit annual increases in sales prices of homes in Wyandotte County starting in 2019 and continuing thru the present day. Increases have been occurring in all corners of the County and will likely continue.
